What it is
For each community you get the management contact, the last documented paving and who did it, the pavement age, and any active triggers: a reserve-funded roadway program, a board decision, or a pavement consultant engagement.
Each signal carries its source inline, a permit number, the HOA's own announcement, or a consultant's public record. Nothing is asserted that you cannot open and check. When a field cannot be verified, it is flagged as a gap, never filled with a guess.
